Sedona Time Share - Real Estate
Interval Ownership, that is, timeshares, is a big business in Sedona. In fact, Sunterra Resorts, the predominant Sedona time share company, is reputed to be the largest employer in town. I must confess that I spent my first couple of months in the real estate business selling Sedona time shares before I decided to switch sides and become a buyer agent.
My experience as both a timeshare salesperson and as an owner has led me to this conclusion:
Vacation time share ownership is a good thing, if
- one buys at a high quality resort and
- one buys a resale week rather than buying at the retail, today only price offered during the on-site tour.
Quite simply, a quick review of the Sedona timeshare weeks listed in the local
Multiple Listing Service show a significant number going for up to 70% and more off the retail price. In the past six months, resale prices have ranged from $2,500 to $12,000, averaging roughly $5,500.
Having said that, Sedona time share weeks are among the highest rated in the world. All but one resort are RCI Gold Crown properties (the top classification) and all are red time all year. The color represents high (red), shoulder (white), and off (blue) seasons.
Those factors combined with the fact
that the supply of units is limited here (300-400 versus scores of thousands, for example, in Orlando, another red time all year area), give owners excellent trading power when they want to exchange a week for one at another high demand resort. My personal experience is that I have had very little luck in hanging my standard red week in Vail, in dramatic contrast with the ease that Ive had trading my Sedona timeshare week for the Caribbean and Greece.
