Market Conditions:

As you might expect, like most areas of the country, the real estate market in Sedona has leveled out considerably since mid-year 2005. Up to that point it was a two year raging market, particularly at the low end (below $650K). It's now much better balanced.

The luxury side, however, has been much less volatile, but growing. Inventory in that luxury market is at an all time high for both homes and land.   Homes priced at a million dollars and up now comprise over 25% of the market. Many are way over-priced, but there are plenty of real bargains and reasonably priced homes out there. In response, lately we have had quite a few buyers return to the market and we have been able to negotiate several outstanding deals for them.

The current situation presents our clients with a rare opportunity. Our market, in general, is headed for the stratosphere. In comparison to places of equivalent attractiveness and caché like Aspen, Jackson Hole, Carmel, etc., we are still vastly underpriced. That’s changing. Sedona has been discovered by high end buyers and is in something of a take-off phase. Our clients are delighted by the values they find here in comparison to their other options. And, after all, this is “The Most Beautiful Place in America,” according to USA Today. Plus we have a serene environment, wonderful climate, clear air, and no earthquakes or hurricanes. Furthermore, Arizona is a “wealth friendly state” and in the bottom quadrant of the US for combined taxation rates and policies.
