These are my picks for the best Sedona real estate offerings currently on the market – regardless of what agent or company has the listing.
A number of factors could land a property on the Best Buy list – price, setting, views (highly valued in Sedona), quality of construction, and finishes. All the properties, though, are excellent values even at the list price – and that, of course, is always open to negotiation. The idea is to land you a property that you will love – at a great price!

$639,000 MLS# 126554 130 Fox Trail Loop VOC
2,268 sq. ft $282/sq.ft. 3 bedrooms/2 baths Built in 2001 on .29 acres
This is a beautiful, upscale Casa Natural (one of my favorite builders) home backing to an arroyo in Pinion Woods. That's one the classiest neighborhood in the Village of Oak Creek and the house is literally a stone's throw from The National Forest and some of the best hiking trails in the area. Has all of the luxury bells and whistles - gorgeous granite counter tops, high end travertine throughout, alder cabinetry - plus excellent views. Elegant.
Financials: These appear to be the original owners. $500K mortgage in 2007. Initially listed for $924,500 in 2006. On and off the market since. In the fall of 2008, it listed for $849,000. Came back in May 2010 at the current price.
Recent update: Just came off the market in late June. Turns out that there is some water damage and likely mold that requires remediation before it can be sold. Stay tuned for this one


$499,000 MLS# 126255 150 Indian Cliffs - South Sedona
2,306 sq. ft $216/sq.ft. 3 bedrooms/2 baths Built in 1995 on .23 acres
Located in the Hwy 179 Corridor below the Chapel Area just before you leave the Sedona City limits. This is really well-priced, fairly newly updated southwestern style with very nice appointments - granite counters, etc. My only complaint is that the bathrooms still need some updating. The views are good and there's a decent shot of Cathedral Rock from the back yard. It's about 50 yards from a National Forest Trail on that side. All in all, it's a well designed, very livable, impressive home that's a steal at this price.
Financials: Last sold for $659,000 in 2006. Mortgage. then was $449,000.

$794,000 MLS# 117578 35 Beaver Lane - VOC
3,067 sq, ft. - $259/sq. ft. 4 bedrooms/3.5 baths Built in 2003 on 1 acre
In Highland Estates, an upscale, gated subdivision off Verde Valley School Rd. west of the Village of Oak Creek close to Cathedral Rock in the midst of national Forest land. The house has fair views, but excellent privacy. Everything that could be built adjacent to the property has been. Three bedrooms and an office on main level and another guest suite on lower level (with elevator). Huge garage.
Financials: The house was bought as “spec home” in April of 2007 for $900,000 – a very good price at the time – by a Scottsdale couple who have used it rather sparingly as a second home. They were the original occupants. Public records show a $500K loan in 2007. It went on the market in late January, 2008 at $1,190,000. The latest piece drop came on March 15th of this year. Currently it’s listed at 12% off the purchase price and 33% off the original list price.

$624,000 MLS# 125676 55 Painted Cliffs - West Sedona
2,827 sq. ft $221/sq.ft. 3 bedrroms/2.5 baths Built in 1984 on .59 acres
This house is a charming 1980’s period piece that, according to one of my many Georgia clients, could have come straight out of Atlanta. Lots of pink interior décor and very dated. Having said that, though, it’s the least expensive house in the very upscale Painted Cliffs neighborhood off Soldier’s Pass Road. Lovely grounds, privacy, views, and good “bones”. Lots to work with. Would be worth updating given the setting and the neighborhood – the other homes in the area are mostly worth in the million dollar range.
Financials: Last sold for $380,000 nearly 20 years ago. Doesn’t appear to have a mortgage. Listed for $655,000 on March 17th; dropped to $624,000 on April 21st. If it hasn’t sold in the next month or two, I’d expect the list price to slip into the high $500,000’s.

$399,900 MLS# 125457 12 Whitetail Lane - West Sedona
2114 sq. ft $189/sq.ft. 3 bedrroms/2.5 baths Built in 1999 on .17 acres
The price on this house just dropped, and I consider it a steal. A very well maintained home in the upscale Crimson View subdivision – off Rodeo Rd – with a separate 400 sq. ft. guest house that can now be legally rented (previously, this was illegal in Sedona, but the law has been changed). Views are so-so, but it has plenty of privacy despite the small lot size that is typical of the subdivision. Lived in lightly by a spry and spritely 92 year-old lady who needs to relocate. Lots of bells and whistles – including solar energy augmentation.
Listed at the end of January for $439,000, it was reduced to $399,900 on April 30th. That’s getting pretty close to the $375,000 that the owner paid for it seven years ago. Minimal apparent mortgage balance.
